So we have been looking and looking at houses. I think I have looked online at at least 300 houses. Physically looked at 30+.

It's driving me nuts. The house that I was all gung ho about came back on the market but the real estate agent failed to let me know. So agent #2 had to go.

I finally found an AMAZING agent. Plus her name is Barbie (I collect Barbie dolls!!) and she's a friend of my sister. I was reluctant to hire her as our agent because she is my sisters friend and if something went bad I didn't want things weird between my sissy and Barbie. Anyhoo- Barbie is a rock star.

We found out that the house that we were so in love with need 10k in roof repair. So we passed.

We looked at a bunch of houses and one I said over and over "nah-I don't think we need to see that one" and then we just went and looked at it for sh*ts and giggles. OMGosh! It's not a mansion, but it is very "homey" When I walked in it felt like home, and comfortable and like a hug...you know what I mean?
And it's in an older neighborhood with mature people living in it. All the cars on the block are nice cars, all the yards are very well kept and no HOA, so these people take care of their homes with out being told to!

It's not a huge house, but it is good size for me and Donnie 1550sqft. 3 bed 1.75bath, office, formal dining, living/den, Brand new carpet, new paint 2 car garage, HUGE GIANT back yard!!!! A 'casita' in the back that will be Donnies workshop.
I love it. and priced very very nicely. There are a lot of other houses that are newer and bigger and about the same price but the neighborhood has become a bunch of rentals.
This house has been on the market for about 2 months and no offers were ever put in. And it comes with all the appliances and has a 'fatso' wood burning stove in the den! Too cute.

So last night we wrote up the offer. Man that takes forever! We got at the office at 7:45 and didn't leave until 10:30.
The nice thing about this house is it's being sold buy the owner, not a bank foreclosure, not a short sale.

So please cross your fingers for us! and send us good vibes too please.

If we get it for what we offered, next year when the taxes do go up we will be paying $200+ less than what we do for rent. So exciting

That's great Shannon! It sounds like the right house for you - when it feels homey, and feels like a hug, then you know it's gotta be good.

So I Just gave our real estate agent the Earnest Money!!

Now all the stupid inspections and all that start.

Made the deal for a total of about 4% less than the asking price.
It's a good deal. All we have to pay for is about $450 for inspections.
We asked them to pay for the surveys and appraisals, etc...

I think we made a good deal, and if we don't like the inspetion reports all we are out is $450. Had we gone with the big house we put a bid in for we would have been out a great deal more.

Please send me good vibes that everything is OK with this house and that everything goes smoothly.

I'm really excited and at the same time ready to vomit. I have a gypsie heart and putting down roots scares the poo out of me. But I'm digging Albuquerque so much more than I thought I would, and it feels like this is where we should be.

Shannon, roots are good...all our flowers had them at one point, how bad could they be right!!!
