the tenants just bailed out, left a bunch of junk in my house, got the electricity turned off ($1800 owed) and the gas shut off (OVER $1800 owed) and they owe the water co. over $200!! UGH I don't need this right now....Thank God we're not responsible for the gas or elec but we are for the water. GREEEAAAAT!!!!

Just remember good old karma.

I would start filing court paper right away.
 
Yeah i am with Shannon....what goes around comes around...luckily you didnt have to pay the gas and elec....the water was the cheapest!
Fingers crossed next time you get wonderful tennants in your place!!!
 
Unfortunately, that has happened to us with our rental property (not the offices in the shop's building) time and time again. You're very fortunate that you will not be held responsible for those two utilities. We had a tenant who switched a meter from one of our rental properties to another. When the switch was discovered by the power company, they informed us that they would not turn the power back on at that location (we were in the process of some remodeling before renting the property again). Futhermore, the power co. threatened to turn off all of the other properties which had power in my husband's name, including our home in another county, if the thief's bill of $400.00 was not paid.
 
I would start filing court paper right away.

Filing the court papers might make Aileen feel better, but our experience has been that these types of tenants seem to slip past any legal processes. Perhaps the situation will be different in California.
 
Aileen its not raining its pouring for you at the minute isnt it??

I just got my voo doo dolls out and stuck a couple of pins in for you (the litte sods). They have no respect for themselves and believe me, you have the better life. Someone mentioned Karma, yeah too true.

Cant give any advice on the tenancy thing apart from over here they seem to have so much cover (my dad used to let houses). Sometimes court things can just wind you up and up and if you have a lot on anyway, get a big black pen and draw a line under it.

Wishing you better luck next week and sincerely hope things pick up for you. You seem like such a lovely person and dont deserve this run of bad luck...

ps, my over use of the word "things" is a direct correlation to how my brain feels at the moment!! Frazzled...
 
Well we won't be filing the papers...the property manager will since he's there in IL. They owe him money (Over $1400) too!! So he's furious to say the least when I told him about the utilities. At this point the hubby and I have discussed the situation and came to a decision that we are now breathing a sigh of relief. We just gotta get through these next two months.
Yes, thank goodness it's a small water bill but it's not the whole bill yet!! that was just the past due amount as of Oct. 6th.
 
aileen, a couple of thoughts. First, you needed to get rid of these people and get some tenants that pay rent. Unfortunately, the deadbeats rarely leave without causing some damage. Also, you have a property manager that let things get this bad? I think you should do some thinking about how good he (or she) is. A property manager's job is to take the pressure off of you, and it doesn't sound like that has been done.
 
No Bigted he hasn't. actually we have been unhappy with him for a long while now but we're here in Ca and so our hands were kinda tied. It's over with and I'm happy about it...now for the clean up!
 
I can soooo relate to your situation Aileen!! My husband and I used to own a commercial building in Richmond, VA and had crappy renters. They got behind on their rent BIG time, tore the building up and then stole some of OUR things out of the building.

I pray that you will get Great renters next time. I'm really glad you don't have to pay the gas or electric bill....YIKES!!! Wish you could ditch the loser agent though.

You're FC family is rooting for ya!!!
 
Yeah I just let the hubby know the details and first thing out of his mouth is I hope they didn't take the washer/dryer! So off I went to call the PM to make sure and he said all appliances are there. WHEW!!! knock on wood for that one!
